The covenants and the Design Review Board are usually the part builders brace for. Here they are the part protecting the value of your whole block. Every parcel around yours answers to the same standards, ridge lines stay open by covenant, and setbacks are on the plat rather than left to argue. The DRB is written to be a partner rather than an obstacle for builders who show up ready, because the plan depends on builders showing up first.

Public roads, plowed every storm.

Dedicated to Lakes Highway District. February framing on the whole block is a schedule item, not a private-road negotiation, and your buyers never inherit a road association.

A stamped plat, envelopes sited.

Civil plat by Olson Engineering, PE-stamped, with setbacks stated on the drawing: county rural zone throughout, plus two special setbacks the plat calls out by note. That is review risk you price once instead of discovering.

Three-phase power and natural gas.

Both at every frontage, specced into the plat rather than a someday utility upgrade. Three-phase runs the build site today and the homeowner's shop after. Avista gas means every home you finish heats and cooks on a meter, which the family moving in will quietly thank you for.

Fiber service, day one.

Multi-gigabit fiber service is available at every homesite from the day of occupancy, under a dedicated broadband agreement negotiated for the neighborhood. Your buyer walks into service the same week they walk into a house, without a six-week phone-company install waiting on the C of O.

Supply and labor

The supply chain is
five minutes long.

The Idaho Forest Group sawmill at Chilco, one of the largest lumber producers in the country, runs five minutes south of the plat. Builders FirstSource in Hayden lists Athol in its service area for trusses, wall panels, and millwork. Ready-mix and aggregates come out of Rathdrum, and the Cat rental yard sits on US-95 in Hayden. This is timber country building with timber-country logistics.

  • Permits move.Kootenai County Community Development enforces the 2018 IBC and IRC, with a fast-track program that can clear a qualifying complete residential permit in as little as twenty-one days. Frost depth is twenty-four inches, and year-round building is standard practice here.
  • The labor pipeline is local.North Idaho College's Parker Technical Education Center in Rathdrum trains welders, machinists, and HVAC techs fifteen minutes from the plat, and NIC runs a three-year carpentry apprenticeship out of Post Falls. The North Idaho Building Contractors Association has organized the trades here since 1970.
  • The people are already coming.Kootenai County has added forty percent more people since 2010, and a good share of them are shopping for exactly what these lots hold: room, quiet, and a town within reach. The state's investment in the US-95 corridor keeps the drive to Coeur d'Alene easy while the lots themselves sit a quiet bend away from any of it. The growth is your market. The quiet is your product.

Phase 1 real today: the fifty-eight platted homesites, the public paved roads, the stamped plat, and the conduit pathway in the ground. The network core, the carrier handoff, and the community services light up on the schedule laid out on the connectivity page, so a build program can be scoped against what is actually up.

What this page does not carry is the arithmetic. Every lot acreage, road and water specification, easement width and drainage figure we can source is on the site data sheet, with the parcel geometry as GeoJSON and the lot schedule as a CSV. Bring it to the bid walk.
