Four things at once, and one I would put differently

Natural gas, community water and three-phase power on the same ground is genuinely rare out here. The fourth thing I said on camera needs a more careful sentence than a short gives you room for.

Conifer timber running out to a low ridge under broken cloud.
Standing on the property listing the utilities going into the ground.

“Find another piece of ground in North Idaho that checks all these boxes. I’ll wait.” Read on for the box I would not tick.

Natural gas, community water, three-phase power. Finding all three on one piece of ground in this corridor is genuinely hard, and I will still take the challenge on those.

Three-phase is the one people underrate until they need it. It is what makes a real shop possible: welders, a dust collector that actually pulls, a lathe worth keeping. Most rural acreage gets single-phase and you find that out after you have bought it.

Two I left out on camera. Twenty acres of dedicated open space that nobody ever builds on. And the homesites sized for Idaho’s timber exemption, which needs five stocked acres excluding your homesite, and is the reason five-acre lots do not work.

The fourth one needs a better sentence

What I say on camera is “right next door, a national forest, thousands of acres of public land accessible from your property.” That is the kind of line a short rewards and a written page should not, and it is stronger than I can back.

What is true: the country opens up north and east of here, and about fourteen miles up Bunco Road the trail system reaches into the Idaho Panhandle National Forests. The road in passes Stimson timberland first. Kootenai County grooms sixty miles of winter track out there.

What is not true is a back fence that opens onto federal ground. You will hear that said about a lot of places in North Idaho. It rarely holds, and it does not hold here. The Land lays out the actual chain, and I would rather you read that than take the version that fits in forty-one seconds.
